Revenue Manager

 

Position Overview 

The Revenue Manager will play a critical role in optimizing revenue performance across Hillpointe's growing portfolio of workforce housing communities throughout the Sun Belt. This position requires a strategic thinker who can leverage data analytics, technology platforms, and market intelligence to maximize rental income while maintaining occupancy targets. The role combines traditional revenue management principles with cutting-edge technology and data science to drive portfolio performance in the dynamic workforce housing sector.

Key Responsibilities

Revenue Management Functions:

  • Daily Pricing Management: Execute systematic pricing updates across portfolio properties using market data, competitor analysis, and demand forecasting. Communicate pricing strategies to regional teams and community managers to ensure consistent implementation and understanding of revenue optimization tactics. 
  • Unit & Inventory Management: Oversee unit mix optimization and inventory allocation strategies across multiple properties. Manage system updates to ensure accurate availability, unit features, and pricing are reflected across all leasing platforms and communications.
  • Renewal Offer Management: Develop and implement data-driven renewal pricing strategies that balance retention rates with revenue optimization. Create systematic approaches for renewal communications and manage system updates to ensure accurate renewal offers are generated and tracked.
  • System Management: Serve as the primary administrator for Entrata platform concessions, rates, and availability management. Ensure data integrity across all revenue management systems and maintain operational efficiency through platform optimization. 

Leadership & Strategic Communication:

  • Revenue Leadership: Lead regular revenue update calls with Regional Managers and Community Managers, presenting performance analytics, market insights, and strategic recommendations. Translate complex data analysis into actionable strategies that operations teams can effectively implement.

Operational Integration & Analytics:

  • Cross-Functional Insights: Partner with operations teams to integrate revenue management strategies with day-to-day property management activities. Provide analytical insights that support operational decision-making and identify opportunities for performance improvement.
  •  Reporting & Analytics: Create and maintain ad-hoc reporting solutions for operations teams using SQL, Python, and BI platforms. Assist in the development automated reporting systems that provide real-time insights into revenue performance, market trends, and operational metrics.

Market Intelligence & Competitive Analysis:

  • Supply & Competition Tracking: Monitor and analyze competitive landscape including pricing, concessions, occupancy rates, and market positioning. Maintain comprehensive database of competitor intelligence and market dynamics.
  • New Supply Pipeline: Assist in development and maintenance of comprehensive tracking system for new supply entering target markets. Analyze potential impact of new developments on portfolio performance and adjust strategies accordingly.
  • Competition Intelligence: Build robust competitive analysis framework that provides actionable insights for pricing, marketing, and operational strategies. Create regular reporting on competitive landscape changes and market trends. 

Required Skills & Qualifications

 Technical Expertise:

  • SQL Proficiency: Strong SQL skills for data extraction, manipulation, and analysis from multiple databases and platforms. Ability to write complex queries, create joins across multiple tables, and optimize query performance for large datasets.
  • Python/AI/ML: Experience with Python programming for data analysis, automation, and machine learning applications, OR demonstrated desire and aptitude to learn these technologies.
  • Business Intelligence Platforms: Proficiency in Power BI and/or Tableau for creating interactive dashboards, data visualizations, and automated reporting solutions. Ability to design user-friendly interfaces that enable non-technical users to access and interpret complex data. 

Industry Experience:

  • Revenue Management Background: Prior revenue management experience in hospitality (hotels), multifamily real estate, self-storage, cruise lines, or similar industries with dynamic pricing models. Understanding of revenue optimization principles, demand forecasting, and pricing strategy development. 

Communication & Leadership Skills:

  • Strategic Communication: Exceptional ability to communicate complex analytical findings, strategies, and recommendations to diverse audiences including operations teams, regional management, and executive leadership. Skilled at translating data insights into actionable business strategies.
  • Cross-Functional Collaboration: Proven ability to work effectively with non-datafocused teams, particularly operations personnel. Experience training and supporting team members on data-driven decision making and technology platform utilization. 

Analytical Capabilities:

  • Data Analysis & Interpretation: Strong analytical skills with demonstrated ability to interpret complex datasets, identify trends and patterns, and make informed strategic recommendations. Experience with statistical analysis and forecasting methodologies.
  • Problem-Solving: Ability to approach complex revenue optimization challenges systematically, develop innovative solutions, and implement data-driven strategies that drive measurable results. 

Preferred Qualifications:

  • Bachelor's degree in Business, Economics, Finance, Mathematics, Statistics, or related analytical field
  • 3-5 years of revenue management experience in hospitality, multifamily, or related industries
  • Knowledge of multifamily real estate market dynamics and leasing operations
  • Professional certifications in revenue management or data analytics
  • Experience with workforce housing or affordable housing sectors
